300 S.F. Deck Replacement: The original wood deck, railings and trim overlooking this large, sunny and private back yard had degraded to the print that there were valid safety concerns, not to mention the obviously aesthetic impact. After cutting back the oversized 430 SF deck to the homeowner's preferred 24' x 12' size and adding new stairs, we installed "picture framed" Envision composite decking from Arnold Lumber, Veranda composite railing systems from Home Depot and a vinyl privacy lattice skirt. Compromised framing and footings were repaired as needed.

This spacious 3-season porch, overlooking well-tended gardens and a nearby pond was this homeowner's favorite spot. However, the bright sunlight had taken a toll on the original vinyl plank flooring. The heat from the sun had discolored some tiles caused the vinyl top layer to peel and become a brittle mess. Upon removing the old flooring, we discovered water-damaged plywood (the result of some leaky windows) and a section of insect-damaged subflooring. Once these problems were repaired, Optimax Performance LVT ("Luxury Vinyl Tile") from Floor & Decor was installed along with new baseboard trim. Leaky window frames were re-sealed, and water damaged sections of wallboard were repaired before the entire room got a fresh coat of paint.
Decking Replacement & Added Trimwork: Builder-grade pressure treated decking and stairs were replaced with Trex Transcend Lineage decking and PVC risers, using concealed screws throughout. PVC fascia and privacy lattice were added to provide a fully finished look.

335 S.F. Deck Replacement: This project was a complete replacement of a previous cedar deck, including nine new Diamond Pier DP75 footings and pressure treated framing. Fiberon Paramount solid PVC decking was secured with concealed screws throughout. 2-step stairs were added driveway side. Fairway V110 PVC railings, Versatex PVC fascia and privacy lattice skirt provided the finish. (Note: Photos were taken before privacy lattice skirt was added.)

Structural Porch Repairs: A simple re-screening project uncovered substantial structural issues, most notably extensive rot and the presence of carpenter ants in the corner posts and rim joists. All rotted wood was cut away and replaced with pressure treated lumber, including both corner post, sections of the rim joists, and sections of the porch floor, screen frames, cedar clapboards and fascia. Once completed, the entire porch was re-screened with black high-visibility screening for nearly unobstructed views of the tranquil back yard.
Porch Post Repair: A rotting porch post was causing concerns. After removing the rotted post sleeve, the rotted and insect-ridden post was cut away, replaced with pressure treated lumber and encased in maintenance-free PVC.
Doggy Deck Ramp: Steps were posing a challenge for the homeowner's beloved dog, so we designed and built a custom dog ramp from the deck to the enclosed yard. After a few treats for training, Remy was once again fully independent. And with Trex Transcend decking and PVC railings, it's completely maintenance free.
Porch Staircase Replacement: After a prior contractor's work failed inspection, I was hired to completely rebuild the stairs and install new Trex Transcend Lineage composite decking, Versatex PVC risers and Fairway V110 PVC railings. Two sets of custom under-porch doors, new Versatex PVC fascia and privacy lattice were also added.
1,000 S.F. Deck Refresh: This project involved the replacement of a large wood deck and wood railings overlooking an expansive yard and woodlands. Trex Transend Lineage decking was installed throughout, beginning with "picture framing" the deck using square edge decking with concealed screws. Grooved edge decking secured with Trex clips was used on all interior boards (inside the picture framing). The existing footings and framing were reused, with minimal shoring up as needed. Phase 2 (rebuilding the existing staircases and installing a stainless-steel cable railing system) will finish the project Spring 2026.
