      <image:caption>This spacious 3-season porch, overlooking well-tended gardens and a nearby pond was this homeowner's favorite spot. However, the bright sunlight had taken a toll on the original vinyl plank flooring. The heat from the sun had discolored some tiles caused the vinyl top layer to peel and become a brittle mess. Upon removing the old flooring, we discovered water-damaged plywood (the result of some leaky windows) and a section of insect-damaged subflooring. Once these problems were repaired, Optimax Performance LVT ("Luxury Vinyl Tile") from Floor &amp; Decor was installed along with new baseboard trim. Leaky window frames were re-sealed, and water damaged sections of wallboard were repaired before the entire room got a fresh coat of paint.</image:caption>

      <image:caption>Structural Porch Repairs: A simple re-screening project uncovered substantial structural issues, most notably extensive rot and the presence of carpenter ants in the corner posts and rim joists. All rotted wood was cut away and replaced with pressure treated lumber, including both corner post, sections of the rim joists, and sections of the porch floor, screen frames, cedar clapboards and fascia. Once completed, the entire porch was re-screened with black high-visibility screening for nearly unobstructed views of the tranquil back yard.</image:caption>

Trex Transend Lineage decking was installed throughout, beginning with "picture framing" the deck using square edge decking with concealed screws. Grooved edge decking secured with Trex clips was used on all interior boards (inside the picture framing). The existing footings and framing were reused, with minimal shoring up as needed. Phase 2 (rebuilding the existing staircases and installing a stainless-steel cable railing system) will finish the project Spring 2026.</image:caption>

      <image:caption>Art Studio/Rec Room Upgrade: This project started with a request to replace some sagging and discolored acoustic ceiling tiles and replace the large fluorescent light fixtures with compact and efficient recessed LED fixtures. However, upon removing the old tiles we discovered that sections of the heating/cooling ductwork were badly rusted out. Step 1 was to cut out and replace the compromised ductwork. (We also discovered and eliminated the source of the strange squeaking noise whenever the heating/AC system was running. Unknown to the current homeowner, a decades-old built-in humidifier was hidden by the suspended ceiling. While it was completely non-functional, the squeaky cylinder would still turn every time the air blew across it!) Completing the new ceiling and lighting provided a clean, attractive and functional multipurpose space. Finally, dimmer switches were added to easily adapt the lighting from work mode to relaxation mode.</image:caption>

It involved multiple trips up and down two long, narrow flights of stairs to the dusty, dimly lit basement. The homeowner wanted to upgrade the apartment with an in-unit laundry. This was accomplished by replacing the lower cabinet in a walk-through pantry with high-end, compact Miele washer and dryer, a stainless-steel washer pan, and all new electrical and plumbing services.</image:caption>

By removing the peninsula and installing custom hardwood "pantry" cabinets (uppers and lowers) from Norfolk Kitchen and Bath, we quadrupled the available storage space, doubled the amount of counterspace, and nearly doubled the width of the passageway between the kitchen and the dining area.       <image:caption>This circa early-60's bathroom has served its time. The half-height tile walls had been painted over, peeled and repainted, the tile floor was no longer attractive, and the vanity and sink were in disrepair. Once a new hardwood vanity and marble vanity top were purchased from Floor &amp; Decor, the real work began. The old tile walls were torn out to the studs and replaced with new insulation and sheetrock. A new ceramic tile floor was installed, sealed and finished with new baseboard trim. The new vanity, plumbing and radiator cover were installed. Finally, the room was painted in the homeowner's favorite color with moisture-resistant Benjamin Moore Kitchen &amp; Bath paint.</image:caption>
